Stone Ranch Property Owners Association in Montgomery Texas have gone nazi. Their terroristic approaches are getting out of control. Nobody knows how they got elected or when the election took place. All very secretive. Nobody knows what they are doing with our dues. We have no amneties. They don't disclose their books. One of the board members Ronnie Walles has multiple deed offenses and yet the board is harrasing homeowners and threatening foreclosure on some. This is STONE RANCH PROPERTY OWNERS beware of them.

If you are part of the association as a landowner, I believe you have the right to look at the association's by-laws.  Ask for them.  Read them thoroughly to see if the board is following their own rules.  The by-laws should contain information about board elections as well as other information.

i have a similar problem with my POA in Montgomery Texas. They are very petty and want to boss the neighbors. I guess they don't have anything better to do.  I will never buy a home in a POA again. Nowadays you can't buy a home that is not a POA its so sad. You have to have their permission to breathe. Texas Law does not protect home owners. POA is all about money. It is BIG MONEY.

You might want to attend the Annual Property Owners Meetings once in awhile.  You might find the answer to almost every one of your supposed dilemmas.

THIS is where the elections take place.

THIS is where the financials are distributed.

THIS is where you can find out where the dues go, if you even paid them!

THIS is where you would have heard that the BOARD has absolutely NO CONTROL over the lack of amenities.

THIS is where you could have volunteered to make a difference in the neighborhood!

HERE is where you decided to look silly!

As a resident of the Stone Ranch subdivision for several years, I am baffled by the above comment. The annual meetings were posted for ALL residents to come to and get the financial info, hear what the board had to say and take questions and listen to comments from other property owners. I agree the ammenities are non existent….have YOU done anything to aid in getting anything done. Seems as though everybody wants to complain about what isn't getting done and where all the money is going to. Sure wish all those would get involved in the community instead. Remember, the DEVELOPER is the one that really screwed the property owners and there are some that have faith that in good time, things will get done BUT I understand bitching and moaning will accomplish NOTHING. Get off your soap box and do something for the community. Unless you walk on water, stop pointing fingers and be happy! Kiss

I will never buy a house in a POA either its insane. Give somebody a little power and they become all Castro on you.  Zoning would work alot better.

That is because noone wants to step up and take action.  However there are a few good people in this neighborhood who have stood up and taken their places on the board and are trying to do things.  Also, there is now a website with all this information on it and a newsletter that is being sent out within the next week.  All you people need to stop complaining and start doing and trying to help out then you may understand where and what is going on.  Stay in the loop and you might find out different things than what your complaining about.   The new website is http://www.ourstoneranch.com   

And in the future it will have ALL and once again ALL the information on it.

You can buy homes without a POA. You need to look in what is called "unrestricted" areas/subdivisions or in neighborhoods where the deed restrictions have lapsed.  There are many areas in Montgomery and Harris County that don't have active homeowner's assoc. and deed restrictions.  Realtors would be able to point you in the right direction.

You also might want to be very very cautious about using direct names as well.  This could quite possibly lead to a defamation of character suit as well as an invasion of privacy.  And YES, you can be identified and YES you can be named in a lawsuit! 

I don't recall seeing your real name listed on this post…Any reason for that?

Better get out of that. I did after many months of trying to sell my house I finally sold it for 25k less because of the HOA filings and fines in my subdiv. The buyer did not want to deal with it.  Nobody wants to volunteer for the subdiv. Its all about money and power. The power to boss their neighbors. Sell and get out!

Management companies that specialist in managing HOA's which represent more of a burden to HOA communities rather than assist the community in being a great place to live with protection of property values in a program that makes sense.  Show me a community that is in the "Red" and I will show you a community who has a management company sucking the very blood from the community with very little service and huge unreasonable fees.

Do away with all forms of management companies in HOA's.  Keep the money in making the community more beautiful and less political.  Fire your management company today or at least by next week.

Hire a good accounting company to keep the books for your HOA.  You will find the costs involved are one/tenth of the cost of the typical management company. 
 
It is my hope these suggestions will find value in your HOA.  Our communities are only as good as the love and concern that we show toward each other.

Also out of Curiosity……. how is it wrong to ask your neighbors to keep your yards mowed?  or your property kept up?   All we are asking is that you mow your yard and if you have unfinished buildings for (two-Three) years to finish is, and to keep unworking vehicles out of sight.  How is that to much to ask of your neighbors?  Anyone who has a problem with that needs to definetly find somewhere else to live.  I feel we have a great community going on here regardless of whether or not there is a POA or not however I also feel that the Poa is finally starting to get somewhere only because of the new people that are on board and these people are not quiters like the rest of them were (hence why nothings been done). 

I want to address those who are using vulgar language on here……if you really feel that we are enslaving people and that we are a bunch of nazi's    YOU ALL NEED TO GET OUT MORE AND GET A LIFE.   Come on now for crying out loud.  Get over yourselves and help out in the community that you live in.  Please

Does anyone have a clue??? What is the purpose of the board and the restrictions??? To do what nobody in the community wants to do….be the bad guy. We throw darts at them, tell them they are doing a half arse job, blah,blah, blah BUT it is about protecting YOUR investment in YOUR C-O-M-M-U-N-I-T-Y. Sure, move your arse out of here if you don't like it, the community will be better off. Go find that 'unrestricted' piece of land and enjoy the run down trailers, crack house, yard of unused vehicles, gun shooting neighbors (you get the picture) and there won't be a damn thing you can do about it. Good luck keeping the value of your home on the unrestricted property, good luck dodging the bullets! Good luck with the dopers in the house next door! If you are that unhappy in Stone Ranch, get out….

Wow Nazi's and Slavery. I bought and moved here near the beginning of the community and I am amazed at some of the remarks here. I guess some of the folks really don't care what their property looks like and how it affects the Whole community. Calling out names can be a legal matter as well. I see you hide behind a screen and don't want  to be known. That is fine. Nobody in this community is perfect and never will be.

If you have problems look for the answer than just bitch and cry. Yes, the DEVELOPER is the one who screwed the community and not the P.O.A. If you want changes you have to put an effort out and not just sit behind an computer and scream names and cry. Attend the meeting, volunteer,  put your 2 cents in. With out deed restrictions imagine what some of the properties would look like. Go out to the real rurual areas and look around there where there are cars in front yards and all sorts of trash. I DO NOT WANT MY NEIGHBORHOOD LOOKING LIKE THAT. If you don't mind that yes you need to move out of the neighborhood. The problem is that there is not enough support for the community because one reason or another. You have to get involved before you can complain. Yes, at first it was very shakey, but it was a new thing for the community.

Bottom line Get involved with you actions and not empty words. Help your community by doing and not just sitting and crying.

More reason to stay away from communist living. Folks need to mind your own. Times are hard enough. I guess city folks  move to sub-rural areas and they want to make the areas just like the cities they left. You folks need to be more neighborly and less judgemental of others and for God's sake stop telling folks what to do in their own houses. 

Yankee is probably right is that too much new sheetrock from China affecting yall.
