Is anyone surprised that Judge Sadler's business partners, David Angel and Mike McIver, are back at the public trough with their road contract (which has now been altered to a Chapter 380 contract).  http://www.hcnonline.com/couri…..4be82.html

Of course not……the election is over so now they can all three continue business as usual.

For those who missed my posting on this site about the Angel/McIver $8.5 mil road contract with Conroe here is the link: http://montgomerytx.countymoni…..e-council/

For those (like me) who never heard of a Chapter 380 contract, just Google the term and read for yourself……it seems to be a legal way for developers to build things with sales taxes with (surprise) NO PUBLIC ACCOUNTABILITY!

Yep, it is reported that Chapter 380 is for projects that might otherwise not be financially viable (isn't that good for the taxpayers?).

And in case Sadler is still pushing the big lie that he isn't in business with Angel and McIver any longer……not according to the Sec. of State's Corporations division.  Their records STILL show that Sadler is not only a partner but he is also the Registered Agent for AMS III Partners, LLC a CURRENT partnership of Angel, McIver AND SADLER and that entity is "Active" as of today.

THAT MAKES JUDGE SADLER A BUSINESS PARTNER OF THE TWO DEVELOPERS…..NOT JUST A "DISINTERESTED" BYSTANDER WITH THE BEST INTERESTS OF THE COUNTY IN MIND …..IMHO!

Being the Registered Agent of the partnership between the three men also makes Sadler the person who receives ALL official filings and documents of the Corporation listed at Angel McIver's corporate headquarters building on North Frazier Street in Conroe.  How's that for " being in bed with the two developers" Judge??????

New Public Info Comes to Light…….

How much you wanna bet that the Conroe City Council had no idea that Angel/McIver Interests, LP went belly up (defaulted) on a $2.55 million NOTE just days after Mayor Webb Melder put his signature on the original $8.5 mil road contract (floated before the council in August last year).

Link (here) to the original $8.5 mil "Reverter Deed" and take note of the date it was signed by McIver and then Melder…..2/15/2010 and 2/17/2010 respectively.

Then, link (here) to the newly discovered Angel/McIver Interests, LP Special Warranty Deed "In Lieu of Foreclosure" dated and signed just days later on 3/23/2010.

Finally, link (here) to highlighted areas of a Courier story dated August 11, 2010 (just four months AFTER Angel/McIver Interests, LP DEFAULTED on the $2.55 million NOTE to buy 84 acres adjacent to the Conroe Outlets) relating that developer David Angel personally went before the City Council on August 10th and defended his company's "track record". 

A "record" that apparently NEEDED "defending" in light of the fact that they had recently settled a huge State Tax Lien AND DEFAULTED on this HUGE debt only a few weeks prior to coming with their hands out to the public trough.

I would also point out that the reporter on the Courier story, Howard Roden, failed his readers by only mentioning that Angel/McIver had previously said it was going to build a mixed use retail development adjacent to Conroe Marketplace.  Why did he leave it at that?

A truly good investigative reporter would have done a little research on A/M's "planned" development so he could have followed up his empty comment (above) with this publicly available Special Warranty Deed indicating the land they intended to build that development on was returned (on 3/23/10) to developer Peter S. Terpstra "in lieu of foreclosure" for failure to PAY the $2.55 million dollar note on the property.

Maybe Roden was helping out his cronies (Angel, McIver and Sadler) by leaving this potentially detrimental piece of info out of his Courier article?  Info that the city council surely would have liked to consider before agreeing to expend public monies on two roads to "nowhere" (but past Angel/McIver properties)!  Can anyone say Good Old Boys?

Don't you think there should be a law that disallows bids and contracts of any kind with counties or municipalities if the entity doing the bidding or signing the contract OWES DELINQUENT TAXES? 

Well, I think that law would make perfect sense from the taxpayer's viewpoint.

Why should OUR "tax" dollars go to deadbeat companies (or individuals running them) who REFUSE to pay THEIR OWN taxes into the very coffers expected to dole out the dough funding the contract they will benefit from?

Sadler business partners David Angel and Mike McIver are currently involved in an attempt to use Conroe city Sales Taxes to help build two roads that will enchance values of Angel/McIver Interests, LP's undeveloped land in North Conroe.

NUMBER ONE REASON WHY CONROE SHOULD REFUSE TO ENTER INTO ANY  CONTRACT W/Angel McIver Interests, LP……..according to Tax Office records they owe $6,408.30 in DELINQUENT property taxes in Montgomery County! 

What is going on with our County Judge and his business cronies NOT paying their taxes???

Hope city council gets wind of these delinquencies (unless, of course, our Tax Assessor is prepared to once again step up and claim his office "history" of tax payments is NOT CORRECT!)

Take a look for yourself at the FOUR property accounts that apparently still have 2009 taxes due. And be sure and note that three of the "Developers" accounts receive huge exemptions for "Timber" and Agriculture use and still they didn't pay up the "discounted" tax amounts according to the Assesor's website.

Thought it might be timely to post the Texas Guidelines for "Timberland" Qualifications here since the delinquent tax records posted above were partially for land that "developers" Angel and McIver own and receive "suspicious" Timber exemptions on.

I think someone ought to look at Chief "fixer" Castleschouldt's handling of Timber and Agricultural Exemptions also……..it doesn't appear to me that land Developers "have intent to produce income from timber" or to "use their land principally for timber production" as required by the guidelines.

So why has Castleschouldt "granted" numerous timber exemptions (and Ag exemptions) to numerous Developers (including Judge Sadler) in this county for over a decade, now??

The activists in this county should ask for ALL the public records at MCAD of all the applications, notices of denials and rollback tax documents.

Maybe I'm stupid and am wrong about this but the guidelines sure seem clear that people who buy and sell land "for development" are NOT eligible for these tax exemptions.  Exemptions that are saving these movers and shakers millions upon millions of tax dollars and (in the reverse)costing the little taxpayers the same!

Please someone respond here if I am wrong (or right).
