New Public Info Comes to Light…….
How much you wanna bet that the Conroe City Council had no idea that Angel/McIver Interests, LP went belly up (defaulted) on a $2.55 million NOTE just days after Mayor Webb Melder put his signature on the original $8.5 mil road contract (floated before the council in August last year).
Link (here) to the original $8.5 mil "Reverter Deed" and take note of the date it was signed by McIver and then Melder…..2/15/2010 and 2/17/2010 respectively.
Then, link (here) to the newly discovered Angel/McIver Interests, LP Special Warranty Deed "In Lieu of Foreclosure" dated and signed just days later on 3/23/2010.
Finally, link (here) to highlighted areas of a Courier story dated August 11, 2010 (just four months AFTER Angel/McIver Interests, LP DEFAULTED on the $2.55 million NOTE to buy 84 acres adjacent to the Conroe Outlets) relating that developer David Angel personally went before the City Council on August 10th and defended his company's "track record".
A "record" that apparently NEEDED "defending" in light of the fact that they had recently settled a huge State Tax Lien AND DEFAULTED on this HUGE debt only a few weeks prior to coming with their hands out to the public trough.
I would also point out that the reporter on the Courier story, Howard Roden, failed his readers by only mentioning that Angel/McIver had previously said it was going to build a mixed use retail development adjacent to Conroe Marketplace. Why did he leave it at that?
A truly good investigative reporter would have done a little research on A/M's "planned" development so he could have followed up his empty comment (above) with this publicly available Special Warranty Deed indicating the land they intended to build that development on was returned (on 3/23/10) to developer Peter S. Terpstra "in lieu of foreclosure" for failure to PAY the $2.55 million dollar note on the property.
Maybe Roden was helping out his cronies (Angel, McIver and Sadler) by leaving this potentially detrimental piece of info out of his Courier article? Info that the city council surely would have liked to consider before agreeing to expend public monies on two roads to "nowhere" (but past Angel/McIver properties)! Can anyone say Good Old Boys?
